      Summary: 
      The Closing Agent/Escrow Specialist is responsible for preparing all documentation required to close the real property transaction, ensure all loan closings are conducted within established criteria and guidelines, and travels to closing locations.


      Position Responsibilities:

      • Documentation Preparation & Analysis 
        • Prepares ALTA settlement statement in compliance with all lender, HUD, state and federal regulatory requirements.
        • Prepares, assembles and analyzes any other documents required for closing including, but not limited to, deeds, powers of attorney, property descriptions, survey plat descriptions, proof of insurance, confirm and secure payoff information, authorizations from seller and borrower, realtor information, tax information and proof of termite inspection.
        • Reviews all documents for completeness and accuracy.
        • Ensures documents convey title appropriately and create valid liens; works with appropriate parties to resolve any outstanding title issues 
      • Scheduling, Communication and Travel
        • Serves as primary contact for members at closings, realtors, lender, buyers, sellers and other interested parties.
        • Assist parties with information gathering, answers questions, directs parties to the appropriate department/personnel for specialized services.
        • Review closing documents with appropriate parties by explaining provisions and procedures contained within and answering questions.
        • Prepares lender package and delivers to Closing Coordinators for ultimate delivery to lender following closing.
        • Oversees and assists Closing Coordinators in disbursing closing funds and proceeds in conjunction with lender instructions and closing requirements. Prepare and assemble documents for recording after closing.
        • Travel to and from closing locations in the greater TN & VA region to conduct closings.
        • Schedules and conducts settlement meetings where real estate transactions are closed.
        • Provide backup for Co-Closing Agents and Staff who are on vacation, sick or are otherwise out of the office.
        • Post Closing - Closes out files and follows established audit protocols to ensure all documentation is complete and all funds properly disbursed. Responds to Members post-closing questions and requests for information.
      • Other Duties
        • Follow regulations to ensure that all transactions comply with state and federal regulations and rules.
        • Attend training to remain current with industry standards and regulations.
        • Actively participates in marketing, community relations activities and civic groups to represent ECUTE.
        • Must be willing to work flexible hours, including weekend and evening hours, and travel by personal automobile to preform closings in the areas served by ECUTE.
        • Other duties as assigned.

       

      • State and federal laws and regulations governing the issuance of the title insurance and settlement of real property transactions, including RESPA, RESA (Virginia statute) Truth in Lending, TRID, ECOA and state UCC laws.
      • Excellent understanding of the field’s concepts, practices and procedures
      • Solid understanding of the jurisdictional requirements for performing real property settlement services in all jurisdictions in which ECUTE operates.
      • Best practices for title companies as designated by ALTA, title insurance underwriters/auditors, and/ or other applicable trade or regulatory authorities.
      • Outstanding verbal and written communication and listening skills.
      • Excellent Member service skills.
      • High attention to detail; ability to read and analyze industry-specific, financial, and basic legal documents.
      • Ability to prioritize and manage tight deadlines.
      • High level of comfort with industry specific software utilized by ECU Title.
      • Excellent Microsoft Office skills.
      • Ability to work independently and exercise judgment, critical thinking and decision making to identify and resolve title issues. 
      • High school diploma is required; at least two years of advanced schooling is preferred
      • Minimum of three years of experience in performing mortgage settlement services is required.
      • Title Insurance Producer License is preferred but not required. The closing agent may be required to obtain a title insurance producer license at the discretion of management.

      Mortgage Construction Relationship Manager Functions:

      Identify, develop and maintain a quality network of business relationships that serves as a referral source for new construction loan mortgage lending opportunities and encourages members to use ECU as their primary financial institution.

      • Establish new and cultivate existing builder / developer relationships regionally and throughout ECU’s FOM by:
            • Participating in community efforts to promote ECU’s construction loan products and process
            • Routinely calling on regional builders to keep ECU top of mind
            • Developing relationships with builders/developers to further opportunities to provide borrower financing for new construction
            • Coordinating and attending builder association meetings to promote ECU construction loan products and services
            • Coordinating and presenting continuing mortgage education to builder / developer community
            • Coordinating and presenting construction seminars to membership
            • Attending construction and mortgage industry professional meetings such as, Mortgage Bankers, Realtor Associations and Homebuilder Associations
            • Attending community business events such as Chamber breakfasts, after hours, ribbon cuttings and other events in which contact with business leaders can be established
            • Coordinate regional efforts with ECU Regional Market Director
            • Develop and cultivate relationships with ECU branch staff within the region

            • Reviews construction loan budget (cost to build) for other mortgage loan officers to ensure budget is reasonable and allowances are made for all critical items. Servicer indicates approval that budget can be built, and is reasonable in Encompass for underwriter
            • Enters budget in construction servicing software for other mortgage loan officers
            • Process draws/disbursements for members during construction phase
              • Monitor loan disbursements against available funds and maintain balance of loan
              • Document draws/disbursements using tracking system
            • Assure reserves are maintained to convert loan to permanent loan status
            • Ensure manager is made aware early on of any problems that may arise during constructions phase with funds available and assist member with resolutions
            • Coordinate and be proactive in assisting member with resolution to spot survey problems
            • Determine when members may need to come back in to discuss status of construction funds in situations of overruns and shortage of funds available
            • Assure all documentation is obtained/filed at end of construction and upon completion of home
            • Convert loan from construction status to permanent loan in Core System
            • Perform all necessary steps to prepare loan for servicing as permanent loan
            • Perform initial escrow analysis and set up all escrow payees in Core
            • Prepares invoice from building inspector and others for payment
          • General knowledge of ECU’s non-mortgage products (consumer loans, deposits, ECU asset management, business lending, etc.)
      • Identify effective ECU sponsorship opportunities
          • Responsible for ensuring extraordinary experience for members and business partners through excellent communication, responsiveness, follow-up and follow-through
      • Assist Mortgage Associate and processor with additional application tasks as needed

      Eastman Credit Union is now hiring Full Time Tellers for our Kingsport Region! Our Kingsport Region includes six branches. If you apply for this position, you will be floating between the six Kingsport branches.

      Scheduling Requirements

      This position works 40 hours per week and must be available to work a varying schedule Monday through Friday from 7:15 a.m. to 6:00 p.m. Your schedule will change weekly based on business volume and need.
      This is a floating position between various branches. Employees will float within one, regional area based on their home location [i.e. Kingsport, Johnson City, North (Bristol/Blountville/Abingdon), and West (Greeneville/Mt. Carmel, Allandale, Rogersville/Gate City & Duffield/Texas)].

      Professional, conservative attire and grooming are appropriate. This is expected at all times, including interviews.

      Teller Functions
      o Perform teller transactions accurately and efficiently
      o Balance cash drawer
      o Maintain up-to-date knowledge of teller policies, procedures, functions, and responsibilities and be able to refer to on-line procedures and relevant regulations

      o Maintain pleasant, positive and helpful attitude when dealing with members and co-workers
      o Maintain strict confidentiality toward member accounts within ECU as well as outside of ECU
      o Arrive at work and return from lunch/meetings promptly (be at workstation and ready to work at scheduled time)
